Drawing dimensions are a bit out by 6 sq.m. One major factor I dislike is having long walkways, bad shape, or waste of space. Covid-19 has changed lifestyles globally. Many homes will need to be more flexible and adaptable - work, family, hosting friends, all rolled into one.

Took some effort to find such a layout in my resale HDB purchase. Flats in Singapore are mostly similar in size, but differ in layout. After carving out the work space, many become L-shape (not ideal and leads to wasted space). The dining area can be expanded. Kitchen wall can be hacked.

This resale apartment already came with good layout potential and full-height window for the living room and master bedroom. All I needed to do was to plan how I wanted to make good use of available space.

Work Space can be enclosed, open-concept, partially opened. There can be a sliding door panel to enclose the Work Space. Platform can be step-up or ramp for wheelchair. Corner for printer, cable trunking can be below the deck. Cabinet or wall frame to cover the Household Shelter door.

The living room has become the most important area that needs to remain flexible, in the "new normal" due to Covid-19. Work space can be open, or closed for conference. Can also enjoy and watch a movie together with the platform slightly higher, dining area can be expanded.
